As at Spitalfields in the City of London, Sneinton was Nottingham’s former wholesale fruit and vegetable market, a handsome range of disused buildings hard by the city centre. USM formed a joint venture with Inner City Enterprises to create a new mixed-use scheme for small retail, workshop, catering and office businesses.

The principle of the scheme was to re-use the buildings imaginatively and redevelop incrementally, using and improving existing resources with the help of local labour, suppliers and manufacturers. As well as the employment created during the construction, the investment at Sneinton produced 200 jobs with around 80 units.
