USM was asked to devise a practical interim means of upgrading and enlivening a derelict space between two of London’s principal stations, Kings Cross and St. Pancras. The result was a high–speed low–cost complex of small retail and office units with a festive feel, in a prime location yet offered on short leases at practical rents for start–up businesses.

The construction included a £50,000 skills training exercise for unemployed workers. The scheme included a restaurant, created out of an abandoned but basically elegant railwaymen’s club house, and a 4,000 square foot lightweight canopy providing a covered market and performance area.

The site has now been demolished as part of the major Channel Tunnel Rail Link works at King's Cross
